Booking Terms and Conditions

Now for the boring but sadly necessary bit, the conditions under which any bookings are made and accepted:

Contract and Booking

In all circumstances, the Contract of Letting is between the guest ("the Guest") and the Owner. 
This agreement is made on the basis that the property ("the Property") is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
Bookings cannot be accepted from persons under 18 years of age.  Any pets you intend to bring with you should be declared at the time of booking and checked and authorised via the Owner.
No bookings are valid until confirmed by the Owner in writing/email. Any booking made means acceptance of our terms and conditions

Deposit
A deposit of 1/3rd of the cost of the holiday ("Deposit") must accompany the booking request if over 2 months from the arrival date, if under 8 weeks then full payment must be made which is non refundable. The Deposit is non-refundable unless the Owner is unable to accept your booking due to unavailability of the Cottage/s or if the cottage/s can be relet (see Cancellation Policy)
Damages A damage deposit of £200 will be required at the time of the final payment. Hopefully no damage will occur during the stay, if so, this deposit will be returned after 1 week of leaving the property.  A fee will be taken from damages deposit if excessive cleaning is required on departure or to cover any damages that happen during the stay.

A lost key will result in a set fee of £100.00 to cover the cost of having to have the locks changed.

No fireworks 

electric car charging is £30 per charge to be paid at time at location 

Final Payment

Full payment must be made 8 weeks prior to arrival, should the final balance not be received by the due date the booking will be cancelled. The deposit retained and the cottage/s made available for rental.

Insurance
The Owner recommends that Holiday Insurance is taken out when making a booking even when payment is made in full.
Once a booking is confirmed by the Owner, the Guest is responsible for the full balance of the cost of the holiday. This shall be paid not later than 8 weeks before the booking is due to commence.
The Owner reserves the right to re-let any accommodation where any monies due are more than 5 days in arrears . 
Owner’s responsibilities
The Owner is solely responsible for providing the accommodation. The Owner accepts no responsibility for personal injury to, or death of, any Holidaymakers, or loss of or consequential loss or damage to their property, or for other matters over which the Owner has no control.

The Holidaymakers shall keep the Property and all furniture, fixtures, fittings and effects in, on or at the Property in the same state of repair as at the commencement of the holiday, and shall leave the Property in the same state of cleanliness and general order in which it was found.
If furniture/beds are moved during the stay, they must be returned to original position. The Holidaymaker must report and pay to the Owner the cost of any damage or breakages made during their holiday occupancy. The Owner reserve the right to make a reasonable charge where guests have contravened an Owner’s request for their Property to be smoke-free.
The Holidaymakers’ right to occupy the Property may be forfeited without compensation if:
more people or pets than declared to the Owner at the time of booking or before the commencement of the holiday and/or the number the Property holds, attempt to take up occupation;
Any activity is undertaken which is illegal, or may cause unreasonable damage, noise, behaviour or disturbance; or Any of the Holidaymakers smoke in or at the Property.
Unavailability of Property
In the event of the Property becoming unavailable before or during the stay, the Owner will endeavour to provide the Guest with suitable alternative accommodation or will refund all monies paid, or a proportion in the case of curtailment. The Owner cannot, however, pay any compensation or expenses as a consequence of such an event.
Pets
Guests wishing to take pets on holiday must abide by the following rules:
Pets are welcome by prior arrangement which means one well-behaved dog is usually permitted at a standard extra cost, but must be checked with the Owner prior to booking.
Young pets (e.g. puppies) are not allowed. If a puppy or young pet or additional dog that has not been agreed to is taken to a Property without the consent of the Owner this could result in you being asked to leave without compensation. When booking you must check the acceptance of your pet by telephoning or emailing the Owner
The Owner asks dog owners to observe the following (failure to do so may result in you being asked to leave without compensation):
Dogs must be under strict control at all times while in or at the Property;
Any fouling must be cleared up without delay;
The dog owner must bring the dog's bed or basket or crate for sleeping in;
Dogs MUST NOT be left alone in or at the Property at any time;
Dogs MUST NOT lie on beds or furnishings, and hair must be cleared up before departing;
Dog owners must ensure that their pets are free from parasites and fleas before they occupy the Property. Failure to do so will incur subsequent substantial charges;
Each dog or pet will be charged at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £10.00 for every week or part week thereafter. Any damage (which must be reported to the Owner immediately) or excessive cleaning that may incur an additional charge, will be at the Owner's complete discretion.
Owner’s access to Property
The Owner or their representative shall be allowed access to the Property at any reasonable time during any holiday occupancy.
In the event of there being cause for complaint concerning a Property, the matter shall be taken up with the Owner (or Owner’s caretaker) at once (their details are supplied on the booking confirmation and they understand that they are the first point of contact should there be cause for complaint),
In no circumstances will compensation be considered for complaints raised after the holiday has ended, when the Holidaymakers have denied the Owner/caretaker the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday. 

Cancellations
In the event of cancellation/s any Deposit and prepayment will be retained, If the total booking fee has been paid and the cancellation is within 4 weeks of the stay there will be no refund.  If the property can be re-let then a refund will be made less the deposit (and any difference in rate achieved for the re-let).

Covid 19

In the unfortunate circumstance where the owner or anyone helping to service the cottages is taken ill with Covid 19 or has to quarantine or self isolate then we reserve the right to cancel any bookings and a full refund will be issued, this will be the extent of our liability. 

If the Government implements lock down due to Covid 19 and the property has to close then a full refund will be issued.
